An honest comparison
URBI vs BuildingLink
BuildingLink has logged packages and staffed front desks since 1999. URBI was built for a world where AI does the work, not just logs it. Here is the real comparison.
URBI runs your building on AI that acts: HERO executes multi step plans, Arthur answers residents around the clock, and accounting reconciles itself. BuildingLink runs on rule based automation from a platform older than the smartphone, with no native accounting and vendor paperwork still done by hand. For condos, this is not a close call.
Choose URBI if
- You want AI that acts, not automation that follows rules: HERO executes multi step plans and waits for your approval on every one
- You want residents answered any hour: Arthur takes calls, texts, emails, and chat, verifies callers by PIN, and gets real things done
- You want accounting built into the platform: AI reads invoices and receipts, and books arrive pre reconciled before month end at up to 90 percent accuracy
- You want vendors doing the work itself: an emailed link opens the job, no login, no printed form filled out by hand and handed back
- You want one platform across residential, commercial, and K-12 education, not a system built for two verticals only
Choose BuildingLink if
- You have decades of front desk and package logging habits already built around BuildingLink and no appetite to relearn them
- You have staff available for up to 10 hours of role based training, split across three tracks, and comfortable with a 1 to 2 week wait for a session
- You already run your general ledger in Yardi or MRI and only need BuildingLink to sync resident data into it
- You are comfortable with a sales gated quote and no published pricing before you commit

What is the fundamental difference between URBI and BuildingLink?
BuildingLink launched in 1999 to solve a real problem: high rise front desks buried in paper logs. Over 26 years it grew into a genuine platform, packages, amenities, visitor management, board voting, added one feature at a time as buildings asked for them, and it took growth investment from a private equity firm in 2022 to keep expanding that way.
URBI started in 2023 with the opposite premise: build the platform around AI from day one instead of adding features around a ledger or a front desk log. Operations, resident communication, vendor coordination, governance, and accounting live in one system, and AI does the work inside every one of them.
The practical test: BuildingLink asks how many modules your building needs added over the years. URBI asks what your building needs today and ships it AI native from the start. Twenty six years of accumulated modules is not the same thing as a platform built for now.
How does URBI's AI compare to BuildingLink's automation?
Search BuildingLink's own site for AI and you find automated workflows, which means rules: if this happens, do that. Useful, and honest about what it is. It is not AI, and there is no published AI chatbot, AI phone agent, or AI generated briefing anywhere in BuildingLink's product line.
URBI was built AI native. HERO works for managers and boards inside Kore: it answers plain language questions by working the problem across the property's records, groups multi step work into a numbered plan, and executes tickets, work orders, bookings, and notices the moment a person approves each step. Arthur, on Premium, answers residents directly by voice, text, email, and in app chat, verifies who they are by PIN, and turns a request into a completed action while the resident is still on the line.
The test that settles it: ask each vendor to show their AI doing your building's actual work, live, on your scenarios. URBI will. BuildingLink does not have an AI to show.
What about accounting?
BuildingLink does not do accounting, and it does not pretend to. What it offers are sync integrations, connections out to Yardi, MRI, and similar systems, alongside separate payment processors for collecting money. Useful for moving data between systems, but none of it is a ledger, and none of it reads an invoice.
URBI's accounting is a full double entry engine with AI woven through it: invoices and receipts read automatically, bank feeds reconciled in three passes ending in AI reasoning on the lines nothing else can match, and books pre reconciled before month end at up to 90 percent accuracy. Where BuildingLink hands your books to another system, URBI keeps them, and does the work on them.
It is In Beta, and that is the opportunity: buildings in the Beta program get the AI accounting stack early and shape where it goes. Sign up through the demo and we will walk your books through it.
What about the front desk and package logging BuildingLink is known for?
This is BuildingLink's real strength, and it deserves saying plainly: barcode scanning, chain of custody, a front desk workflow refined over two decades and millions of packages logged. It is not a weak spot, and pretending otherwise would be dishonest.
URBI starts a step ahead of the scan. Staff photograph the shipping label and the AI scanner reads the tracking number, the carrier, and the recipient unit for confirmation before it posts, with smart locker integration for small parcels and a dashboard scan widget built in. What BuildingLink logs by scanning a barcode someone printed, URBI reads directly off the label.
The resident side tells a related story. BuildingLink's app carries a strong average rating, but the reviews underneath it describe recurring bugs and sync failures. URBI's resident app is unlimited on every plan, with package alerts, amenity payments, and Apple Wallet passes built in from the start, not retrofitted onto software that predates the smartphone.
How do vendor work orders compare?
BuildingLink's vendor work orders are a document. Staff generate a PDF, email it or print it, hand it to the vendor, and wait for it to come back filled in by hand before it goes into the system again. No login for the vendor, but no interaction either, just paper passed back and forth.
URBI skips the paper. Vendors answer RFPs and manage work order scheduling and subtasks entirely from an emailed token link, no account required, and amenity closures can be scheduled straight from the ticket. The work order is the workflow, not a form someone re-keys afterward.
If your staff spend real hours chasing vendors for a form that already left their inbox once, this is the section that pays for the switch on its own.
How long does each take to launch, and how does the interface hold up day to day?
URBI is live in weeks, on a fixed playbook: resident information imports automatically, staff and board credentials are provisioned immediately, and residents get their launch day credentials without anyone keying them in by hand. No training program, because the product is intuitive and documentation covers the rest. Terms are month to month.
BuildingLink requires up to 10 hours of complimentary training within the first 60 days, split across manager, maintenance, and front desk tracks, with 1 to 2 week wait times for a session slot. Independent reviews on Capterra rate the platform 2.8 out of 5 overall, with the interface itself the most consistent complaint: reviewers describe it as outdated and overdue for a redesign. A platform that needs 10 hours of role based training to operate is telling you what using it is like.
How do the pricing models compare?
URBI prices by building, in three inclusive tiers: a free entry tier, and two flat monthly tiers that include the resident app, the Kore dashboard, and onboarding, with no setup fee and no per module charges. What you see in the tier is what you get, and the demo gives you the exact number in one conversation.
BuildingLink does not publish pricing. Every quote is sales gated, and hardware like KeyLink is priced on its own on top of the platform quote. You find out the real total the same way you find out everything else about the cost of running it: by asking, and by living with it.
Where URBI is simply the better choice
Strip away 26 years of accumulated modules and the comparison for residential buildings reads one way:
- AI that acts versus automation that follows rules: HERO executes plans and Arthur answers residents; BuildingLink calls it automated workflows
- Accounting built in versus accounting synced out: books pre reconciled at up to 90 percent accuracy versus resident data handed to Yardi or MRI
- Vendors working from an emailed link versus vendors filling a printed form by hand and sending it back
- Packages read straight off the label by AI versus packages logged by a barcode scan refined over two decades
- Live in weeks with documentation versus up to 10 hours of training and a 1 to 2 week wait for a session
- Residential, commercial, and K-12 education on one platform versus residential and commercial only
URBI vs BuildingLink: common questions
Is URBI a replacement for BuildingLink?
Yes, for the parts of BuildingLink most buildings actually use: operations, resident experience, vendor coordination, package handling, governance, and, through the Beta program, accounting, all in one AI native system instead of a platform built module by module since 1999. Book a demo and bring your current BuildingLink workflows; watching them run in URBI is the fastest answer.
Does URBI handle packages as well as BuildingLink?
BuildingLink's package logging is genuinely strong, refined over two decades and millions of packages. URBI takes it a step further: staff photograph the shipping label and the AI scanner reads the tracking number, carrier, and recipient unit for confirmation before it posts, with smart locker integration and resident notification built in. See it on your building's package volume in a demo.
How is URBI's AI different from BuildingLink's automation?
BuildingLink's own site describes automated workflows, which are rule based: if this happens, do that. URBI was built with AI at the core: HERO executes multi step plans across operations and accounting with your approval, and Arthur answers residents by voice, text, email, and chat, day or night, verified by PIN. Ask both vendors to demo their AI on your building's real scenarios and compare what actually happens.
What does URBI cost compared to BuildingLink?
URBI uses three inclusive per building tiers with no setup fee and no per module charges, priced custom by volume; the demo gives you the exact number in one conversation. BuildingLink does not publish pricing at all: every quote is sales gated, and hardware add ons like KeyLink are priced separately on top.
Does URBI work for HOAs?
Yes. URBI's focus is condos, multifamily, and urban communities, and HOAs use the same platform: the app, bookings, documents, messaging, governance voting, and payments all apply. If you run an HOA, book a demo and see it on your community's workflows.
How long does switching from BuildingLink to URBI take?
URBI launches in weeks on a fixed playbook: automatic resident data import when your records are ready, staff and board access immediately, and launch day credentials sent without manual entry. There is no formal training program to schedule and no 1 to 2 week wait for a session, because documentation replaces training entirely. Month to month terms mean there is no lock in on the URBI side of the switch.
