What is the fundamental difference between URBI and Condo Control?
Condo Control built a real, capable condo and HOA management suite over close to two decades: amenity booking, package tracking, visitor management, board voting, a resident app. That work is genuine and the review sites reflect it. Then AI arrived, and it landed the way it lands on most established suites: as a module, priced and sold separately from the platform underneath it.
URBI started in 2023 with AI as the foundation, not an add on. HERO runs the workflows inside Kore, Arthur handles the community's channels, and accounting reconciles itself, all included in the tier a building already pays for. Condo Control's assistant is chat based: it answers resident questions by pulling from uploaded documents, drafts announcements and notices for a manager to review, and summarizes reports. By the vendor's own description it keeps managers in control of what gets shared, meaning it does not execute workflows on its own. It is a drafting and lookup tool, and it is sold as a paid add on module rather than included in the base tiers.
URBI's HERO groups multi step work into one numbered plan (creating tickets, tasks, vendor work orders, amenity bookings, notices) and executes each approved step, with real running, done, and failed statuses. Arthur goes further than a chat widget: it answers residents live by voice, SMS, email, and in-app chat, in one of four voices, and genuinely acts (books amenities, registers parking, sends payment links) with PIN verification before anything sensitive. The Chief of Staff sends a weekday briefing so staff and boards start the day already caught up. Condo Control has real, native accounting, not a thin integration: accounts receivable and payable, a general ledger, automated assessment billing, budgets versus actuals, and a two way QuickBooks sync so transactions flow without month end CSV exports. That is genuine software, and it is fair to say so. What it is not is AI driven: reconciliation runs on rules and the QuickBooks sync, and there is no published claim of AI reading invoices or receipts, or of an AI reconciled percentage.
URBI's accounting is a full double entry engine with AI woven through it, not sitting on top of it: each property gets a dedicated receipts email address, and AI reads forwarded receipts and photographed invoices for vendor, amount, date, and purchase order, with confidence scoring and human review. How do the two platforms handle vendors and work orders?
Condo Control routes vendors through a Vendor Portal: vendors build a profile, get invited in, and log into an account to submit quotes and compliance documents. That is a normal pattern for vendor management software, and it works. It also means one more account, one more password, for every vendor your building works with.
