EliseAI is an AI layer that sits in front of your property management system and syncs with it. URBI is the system: Arthur answers the resident and then logs the ticket, dispatches the vendor, and follows up to resolution, because the records are already his.

What is the fundamental difference between URBI and EliseAI?
EliseAI's own pages describe the architecture plainly. The platform overview says the platform syncs with leading property management systems and CRMs, auto imports data, and reduces manual handoffs. The EliseCRM page says EliseCRM syncs data from PMS and CRM systems, automatically importing unit data, guest cards, and communication histories. The integrations page names Yardi, Entrata, RealPage, ResMan, and AppFolio. EliseAI is an AI layer that sits in front of the system of record and talks to it.
URBI is the system of record. Units, residents, vendors, service tickets, documents, bookings, payments, visitors, and votes are URBI's own tables, and Arthur is an agent inside them rather than a caller at the door. A resident texts at 11pm that the heat is out. Arthur answers, opens the ticket, dispatches the right vendor by category, and follows up until it is resolved. Answering and acting are the same motion because there is nothing to hand off to.
The practical test for a property manager: ask what happens between the resident's message and the vendor arriving. With a layer, that path crosses a boundary into another company's system and has to come back. With URBI, it never leaves the building's own records.
What actually happens after a resident reports a problem?
EliseAI's maintenance page states that Elise interprets messages related to maintenance requests, captures essential details, and categorizes work orders. It screens non emergencies, guides residents through troubleshooting steps for minor issues, routes every work order to the right tech, follows preset emergency call routing after hours, and gives technicians an app with photo upload, maintenance history, and a work order timeline. The same page states the product is available in English and Spanish.
URBI's service tickets are the building's own records, not a message passed along: seven stages from triage through to archived, four priorities, subtasks, projects, and recurrence, with vendor auto assignment by category and a tokenized work order portal so vendors never need an account or a login. Arthur opens the ticket, moves it, and reports back on it. HERO can pull the whole queue up for a manager on demand, answer from live records, and act on what it finds.
Ask both vendors the same question about that ticket six hours later: who owns it now, where does its history live, and what does the resident see. URBI's answer is one record with one permanent audit trail. A layer's answer depends on what the property management system did with the handoff.
Which channels and languages does each AI actually cover?
EliseAI's homepage states the platform works across voice, SMS, email, and web chat, with voice support in seven languages and written responses in 51 languages. The VoiceAI product page states that VoiceAI speaks 33 languages in one section and supports over 50 languages for spoken interactions in another. The maintenance product page states that product is available in English and Spanish. Those are three different counts on three of EliseAI's own pages, so a buyer should ask which number applies to which module before writing one into a resident communication plan.
URBI's Arthur runs voice, SMS, email, and in app chat in 10 languages, with sentiment scoring on the conversation and PIN verification before anything sensitive is discussed. What is underneath the AI on each side?
EliseAI's published module list is EliseCRM, prospect management, AI-Guided Tours, lease audits, fee transparency, move in, maintenance and a maintenance app, delinquency, renewals, and VoiceAI. Each one is a conversation workflow wrapped around a stage of the leasing and resident lifecycle, and EliseCRM's own page describes it as aggregating the underlying data out of the PMS rather than holding it.
URBI holds it. Amenity, parking, and elevator bookings with conflict detection and payment completed inside the app. Stripe Connect per property connected accounts, so booking and amenity money lands in the property's own account, with Apple Pay, Google Pay, autopay, and payment reminders. A document hub plus a three layer wiki with AI parsing. Visitors as guests, contractors, deliveries, and service, with QR passes, check ins, and waivers. Registrations for fobs, bikes, keys, storage, pets, and vehicles. Package operations with an AI label reader and smart locker integration. URBI Display on lobby and elevator screens, with emergency takeover. Multi property roll up with per property branding and permissions. That is the difference between an AI that can answer a question about the party room and an AI that can book it, charge for it, put the notice on the elevator screen, and show the board the audit trail afterward.
Does URBI do leasing and prospect conversion?
No, and this is the clearest place EliseAI wins. EliseAI's prospect management page states that Elise engages leads 24/7 across webchat, email, text, and voice, answers questions, matches ideal properties, schedules tours, screens prospects, and automates follow ups, and that the platform automates over 90 percent of conversations and tour bookings. Its VoiceAI page states that VoiceAI books in person, virtual, and self guided tours directly into your calendar, and its integrations page names touring and access partners including Brivo, ButterflyMX, Igloohome, Seam, and Tour24.
URBI does none of that today. There is no prospect funnel, no guest card, and no tour scheduling for people who do not live in the building yet. Arthur for leasing and a URBI CRM sit on the roadmap; they are not shipped, and nobody should sign with URBI expecting them on a particular date.
So the honest question is which problem is actually costing you money. If it is lead to lease conversion across a large multifamily portfolio, EliseAI was built for that and URBI was not. If it is the building itself, the tickets, the vendors, the bookings, the packages, the board, and the record of what was decided, that is a different purchase, and a leasing AI layered on your PMS does not cover it.
What do condo boards get that a leasing AI does not cover?
