An honest comparison
URBI vs VTS Activate
VTS Activate is the tenant experience arm of VTS, a leasing and CRM platform, built so occupancy and sentiment data can feed leasing and renewal decisions. URBI is built for your building first: AI that acts, accounting that reconciles itself, live in weeks. Here is the real comparison.
URBI puts your building's operations, AI, and accounting in one system built around the building itself. VTS Activate is the tenant experience layer of a leasing platform, and its AI and data exist to make leasing and renewal decisions smarter, not to run your building. For office owners and commercial property managers, that is not a close call.
Choose URBI if
- You want a system built for your building's operations, not a tenant experience layer feeding a leasing platform's data flywheel
- You want AI that acts: HERO executes multi step plans with your approval, Arthur answers tenants and vendors live by voice, SMS, email, and in-app chat and acts while the caller is still on the line, and the Chief of Staff delivers a weekday briefing
- You want CAM reconciliation, straight line rent, and estoppel statements in the same platform as your operations, with books pre reconciled before close at up to 90 percent accuracy
- You want vendors working from an emailed link, not a separate login and password to a vendor portal
- You want to be live in weeks with documentation covering the rest, not a dedicated Implementation Manager and scheduled webinar training sessions
Choose VTS Activate if
- Your priority is leasing and portfolio data, and you want tenant experience signals feeding straight into renewal and leasing decisions
- You are already running deals through VTS Lease and want the tenant experience module that shares its data model
- You already send accounting and CAM data to a system like Yardi and only need a tenant engagement layer on top
- You are comfortable with a multi week enterprise rollout run by a dedicated Implementation Manager and live webinar training

What is the fundamental difference between URBI and VTS Activate?
VTS is a leasing and CRM platform first. Activate is its tenant experience component, assembled by acquiring and merging two companies, Rise Buildings in 2021 and Lane later that same year, into the VTS platform alongside VTS Lease and VTS Market data. The CBRE relationship shows the logic plainly: occupancy, amenity, and sentiment data collected through Activate feeds directly into leasing and renewal predictions on the CRM side. Activate exists, in part, to make the leasing product smarter.
URBI started with the opposite premise: the building is the center, not a leasing funnel. Condos, commercial buildings, and K-12 campuses run on one system where operations, tenant communication, vendor management, and accounting all live together, built for the building itself, not assembled from acquisitions bolted onto a leasing suite.
The practical test: VTS asks what your tenant experience data can teach its leasing product. URBI asks what your building needs and handles it in one system, no data flywheel required.
How does URBI's AI compare to VTS AI?
VTS AI, launched September 2025, is real, and URBI will not pretend otherwise. Work Order AI turns a tenant's voice or text request into standardized fields without opening the app. VTS Analyst answers questions over VTS's own leasing and market data. Proposal AI extracts terms from lease proposals and fills out the forms. This is genuine engineering, not a marketing veneer.
Look at what none of it does. Work Order AI parses a request, it does not dispatch or execute the fix. VTS Analyst answers questions about leasing and market data, not building operations. Proposal AI fills a form for a human to review before it is used. None of the three runs a multi step plan, none of them answers a phone call and acts while the caller is still on the line, and none of them produces a leadership facing daily briefing. It is intake, summarization, and extraction, with a person handling every decision and every action.
URBI was built the other way. HERO groups multi step work into one numbered plan you approve; each step runs, shows real running, done, or failed status, and a failed step stops the plan rather than pretending success. Arthur answers tenants and vendors by voice, SMS, email, and in-app chat, verifies who they are, and books, tickets, or requests things while they are still on the call. The Chief of Staff sends a weekday briefing that reads like an operations lead already worked the property. Ask each vendor to run its AI on your building's actual scenario, live. URBI will.
How does vendor and building access compare?
Activate has a real vendor and partner surface, the Perks Vendor Portal, and every interaction with it starts with an account: a separate email and password from the Admin Portal, with its own reset flow when a vendor forgets it.
URBI's vendors never create an account. Staff email a token link, and the vendor answers the RFP or manages the work order and its subtasks straight from that link. One less password for a vendor who already works a dozen buildings to lose.
What about CAM reconciliation and accounting?
Search VTS's own materials for CAM reconciliation or accounting inside Activate and you come up empty. The leasing side of VTS integrates with third party accounting systems, Yardi among them, rather than running its own ledger. For a tenant experience layer, that is a reasonable scope. For a building that needs CAM reconciled every period, it is a gap someone else has to fill.
URBI's accounting, In Beta, is a full double entry engine built for exactly this: CAM reconciliation, straight line rent, and estoppel statements sit alongside more than 40 reports built for commercial operations, not retrofitted onto a residential ledger. Bank reconciliation runs in three passes, deterministic rules the customer sets, then algorithmic matching, then AI reasoning on what is left, and books arrive pre reconciled before close at up to 90 percent accuracy. AI proposes the adjusting entries; a person accepts or modifies them.
It is In Beta, and that is the opportunity: buildings in the Beta program get the AI accounting stack early and shape where it goes. Sign up through the demo and we will walk your books through it.
Is VTS Activate a standalone building operations platform?
Not by design. VTS's own materials describe the VTS platform as integrated modules, leasing management, market data, and portfolio analytics, with Activate as the tenant experience component. The CBRE relationship makes the intent explicit: occupancy and sentiment data collected through Activate is built to strengthen leasing and renewal decisions on the CRM side of the business. Activate can reportedly be purchased with its own pricing, but the product is architected and sold as part of a leasing and data suite, not as a purpose built operations system.
URBI is one architecture, not a module inside someone else's suite. There is no leasing product it feeds; operations, AI, and accounting exist to run your building, full stop.
How long does each take to launch?
URBI is live in weeks: tenant and resident information imports automatically when it is ready, staff credentials are provisioned immediately, and credentials go out automatically on launch day. No training program, because the product does not need one; documentation covers the rest. Terms are month to month, so trying URBI costs you nothing but the walkthrough.
Activate's own services page describes a dedicated Implementation Manager coordinating timeline, integrations, and data collection, plus live webinar training sessions for Client Users and Super Users. That is a real, managed onboarding motion, appropriate for an enterprise suite, and it is also a multi week project with a services team attached, not a self serve start.
How do the pricing models compare?
URBI prices by building, in three inclusive tiers: a free entry tier, and two flat monthly tiers that include the resident and tenant app, the Kore dashboard, and onboarding, with no setup fee and no per module charges. What you see in the tier is what you get.
Activate is custom quoted, and the shape is enterprise: a subscription plus separate implementation, content migration, training, and integration fees layered on top, coordinated by an assigned Implementation Manager. Reasonable for a REIT with a procurement department and a services budget; still a bill that assembles itself piece by piece before you are fully committed.
Where URBI is simply the better choice
Strip the leasing platform branding away and the comparison for commercial buildings reads one way:
- One architecture built for your building versus a tenant experience module feeding a leasing platform's data flywheel
- AI that executes versus AI that intakes: HERO runs plans with approval, Arthur acts on live calls, the Chief of Staff briefs your team, versus Work Order AI parsing text, VTS Analyst answering leasing questions, and Proposal AI filling forms
- CAM reconciliation, straight line rent, and estoppel statements built into accounting that pre reconciles at up to 90 percent accuracy, versus no accounting or CAM capability found in Activate itself
- Vendors work from an emailed link, no login required, versus a separate Perks Vendor Portal login and password
- One unified system versus two acquisitions, Rise Buildings and Lane, merged into a module of a leasing suite
- Live in weeks on month to month terms, documentation instead of training, versus a dedicated Implementation Manager and scheduled webinar onboarding
URBI vs VTS Activate: common questions
Is URBI a replacement for VTS Activate?
For commercial buildings, yes, for the parts that run your building day to day: operations, tenant communication, vendor management, and, through the Beta program, CAM reconciliation and accounting. VTS Activate is built as the tenant experience layer of a leasing platform; URBI is one system built around the building itself. Book a demo and bring your current workflows; watching them run in URBI is the fastest answer.
Does VTS Activate have AI, and how is URBI's different?
Yes. VTS AI, launched September 2025, includes Work Order AI (parses voice and text requests into fields), VTS Analyst (answers questions over leasing and market data), and Proposal AI (fills lease proposal forms). All three are intake, extraction, or Q&A tools with a person handling execution. URBI's HERO runs multi step plans with your approval, Arthur answers tenants and vendors live and acts while they are on the call, and the Chief of Staff sends a weekday briefing, built to run the building, not summarize leasing data.
Does URBI do CAM reconciliation?
Yes, as part of URBI's accounting engine, In Beta: CAM reconciliation, straight line rent, and estoppel statements sit alongside more than 40 reports built for commercial operations. Bank reconciliation runs in three passes and books arrive pre reconciled before close at up to 90 percent accuracy, with AI proposing adjusting entries that a person approves. We could not find a comparable CAM or accounting capability inside VTS Activate itself; the leasing side of VTS integrates with third party systems like Yardi instead.
What does URBI cost compared to VTS Activate?
URBI uses three inclusive per building tiers with no setup fee and no per module charges, priced custom by volume; the demo gives you the exact number in one conversation. VTS Activate is custom quoted as part of the broader VTS platform, with separate implementation, content migration, training, and integration fees layered on top of the subscription.
Is URBI built for commercial buildings, or is it a residential product?
URBI's operations, vendor management, and AI run on one architecture, and the accounting engine, In Beta, already includes CAM reconciliation, straight line rent, and estoppel statements, built for commercial leases rather than adapted from a residential ledger. Book a demo and see it against your own building's workflows.
How long does switching from VTS Activate to URBI take?
URBI launches in weeks on a fixed playbook: automatic data import when your records are ready, staff access provisioned immediately, and credentials sent automatically on launch day, with documentation instead of a training program because the product does not need one. VTS Activate's own onboarding runs through a dedicated Implementation Manager with live webinar training sessions, a heavier, multi week enterprise motion. Month to month terms mean there is no lock in on the URBI side of the switch.
