An honest comparison

URBI vs Yardi

Yardi was built for a world of ledgers, modules, and months long implementations. URBI was built for your building: one system, AI at the core, live in weeks. Here is the real comparison.

URBI puts your whole building in one AI native system: operations, resident app, governance, and accounting that reconciles itself. Yardi sells an enterprise suite of separately priced modules that typically takes months of implementation and formal training to run. For condos and residential communities, this is not a close call.

Choose URBI if

  • You want one system for the whole building instead of a suite of separately priced modules
  • You want AI doing the work now: HERO for managers, Arthur answering residents by voice, text, email, and chat
  • You want accounting that works for you: AI consolidation, invoices and receipts processed automatically, books pre reconciled before month end at up to 90 percent accuracy
  • Your board wants governance handled: in-app voting, quorum tracking, AGM distribution with a full audit trail
  • You want to be live in weeks on month to month terms, with no training program required, because the product does not need one

Choose Yardi if

  • You have months to give an implementation and a budget for consultants to run it
  • You have staff to put through formal training programs and certifications, because the suite needs them
  • You prefer assembling your platform from separately priced products and finding out the real total at the end
  • Your organization is already locked into the Yardi suite and the cost of leaving feels bigger than the cost of staying

What is the fundamental difference between URBI and Yardi?

Yardi is enterprise software from 1984, and it shows in the shape of the product: a ledger at the center, modules bolted around it, implementations measured in months, and training programs to teach your staff how to survive it. That model made sense when software was hard. It is not 1984 anymore.

URBI started in 2023 with the opposite premise: the building is the center, and AI does the heavy lifting. Operations, resident communication, amenity bookings, packages, governance, and accounting live in one system that residents, boards, managers, and staff all touch through the same platform.

The practical test: Yardi asks how your organization can adapt to its suite. URBI asks what your building needs and handles it in one system. If you run a condo or residential community, you already know which question sounds like your life.

How does URBI's AI compare to Yardi Virtuoso?

URBI was built AI native, and it shows in what the AI actually does. HERO works for managers and boards inside Kore: plain language answers about the building, routine workflows automated, a daily report that reads like a chief of staff wrote it. Arthur, on Premium, answers residents directly by voice, SMS, email, and in-app chat, in the building's own tone, and turns a complaint into a routed ticket while the resident is still typing.

Yardi is adding AI, branded Virtuoso, across its suite. Retrofitting AI onto software architected decades before AI existed is exactly as hard as it sounds: the AI inherits every seam of the module structure underneath it. An assistant layered over an ERP is not the same product as a platform whose core is the assistant.

The test that settles it: ask each vendor to show their AI doing your building's actual work, live, on your scenarios. URBI will. That is what the demo is.

What about accounting?

Yardi's reputation rests on accounting, and the reputation is real in one narrow sense: the ledger has decades behind it. But decades old is the point. It is a pre AI stack, mature the way a fax machine is mature, and it still runs on your staff keying, coding, matching, and reconciling by hand.

URBI's accounting was built this year, on an AI stack, and it behaves like it: AI consolidation across entities, invoices and receipts processed automatically instead of keyed in, and your books pre reconciled before month end even arrives, at up to 90 percent accuracy. The work Yardi's accounting generates is the work URBI's accounting deletes.

It is In Beta, and that is the opportunity: buildings in the Beta program get the AI accounting stack early and shape where it goes. Sign up through the demo and we will walk your books through it.

What does the resident experience look like on each?

URBI's resident app is the product, not an add on, and it is included on every plan with unlimited residents. Amenity bookings paid by Apple Pay or Google Pay, maintenance requests with photos, package alerts with chain of custody, concierge messaging, community board, visitor and parking access, documents, and Apple Wallet passes, all in one app. URBI Display carries the same announcements into lobbies and elevators.

In the Yardi world, resident experience means RentCafe: another product in the suite, with its own setup, integrated the way suite products integrate. Your residents do not care about your vendor's product catalog. They care that the one app on their phone does everything, and that is the app URBI ships.

Which platform handles condo board governance better?

URBI, and it is not close. Boards run votes inside the app with eligibility verification, quorum tracking, and a full audit trail. The AGM suite distributes documents and replaces paper voting and email PDF chains. Decision logging keeps a clean history of what the board decided and when.

Governance voting is not positioned as a headline capability of the Yardi suite. If your board fights for quorum every year, this single category can decide the comparison on its own.

How long does each take to launch?

URBI is live in weeks, and the playbook is fixed: resident information imports automatically when the building has it ready, staff and board credentials are provisioned immediately, residents get a letter one week ahead, and credentials go out automatically on launch day. No training program, because none is needed; the product is intuitive and documentation covers the rest. Terms are month to month, so trying URBI costs you nothing but the walkthrough.

Enterprise Yardi is a project. Voyager implementations typically run for months, consultants are a line item, and formal training programs exist because staff cannot run the suite without them. When a vendor sells you certifications for their own product, believe them: they are telling you what using it is like.

How do the pricing models compare?

URBI prices by building, in three inclusive tiers: a free entry tier, and two flat monthly tiers that include the resident app, the Kore dashboard, and onboarding, with no setup fee and no per module charges. What you see in the tier is what you get. Exact pricing is custom by volume, and the demo covers it straight.

Yardi's model is modular: per unit with monthly minimums on Breeze, quote based for Voyager, and products often priced separately, so the real total assembles itself product by product after you are already committed. Modularity is flexibility for a REIT with a procurement department. For a condo corporation it is a bill that keeps growing.

Where URBI is simply the better choice

Strip the enterprise branding away and the comparison for residential buildings reads one way:

  • One system versus a catalog of modules: everything in the tier, nothing sold back to you piece by piece
  • AI native versus AI retrofitted: HERO and Arthur do the work; a suite from 1984 asks your staff to
  • Accounting that pre reconciles your books at up to 90 percent accuracy versus a ledger your staff feeds by hand
  • A resident app residents actually live in, included, unlimited, with payments and Wallet passes
  • Board governance with voting, quorum, and audit trail built in, not bolted on
  • Live in weeks on month to month terms, no training program, no consultants, no exit penalty

URBI vs Yardi: common questions

Is URBI a replacement for Yardi?

Yes. For condos, multifamily buildings, and residential communities, URBI replaces the parts of Yardi you actually use: operations, resident experience, communication, governance, and, through the Beta program, accounting, in one system instead of a suite of modules. Book a demo and bring your current Yardi workflows; watching them run in URBI is the fastest answer.

Is URBI's accounting really better than Yardi Voyager's?

It is a different generation of technology. Yardi's ledger has decades behind it and still runs on manual entry, coding, and reconciliation. URBI's accounting is AI native: AI consolidation, automatic processing of invoices and receipts, and books pre reconciled before month end at up to 90 percent accuracy. It is in Beta, and Beta buildings get it early and shape it. Sign up through the demo.

How is URBI's AI different from Yardi Virtuoso?

URBI was built with AI at the core: HERO runs manager and board workflows, and Arthur answers residents by voice, SMS, email, and in-app chat in the building's own tone. Virtuoso is AI being added onto a suite architected decades before AI existed, and it inherits that structure. Ask both to demo their AI on your building's real scenarios and compare what actually happens.

What does URBI cost compared to Yardi?

URBI uses three inclusive per building tiers with no setup fee and no per module charges, priced custom by volume; the demo gives you the exact number in one conversation. Yardi assembles: per unit with monthly minimums on Breeze, quotes for Voyager, and products often priced separately, so the total emerges product by product.

Does URBI work for HOAs?

Yes. URBI's focus is condos, multifamily, and urban communities, and HOAs use the same platform: the app, bookings, documents, messaging, governance voting, and payments all apply. If you run an HOA, book a demo and see it on your community's workflows.

How long does switching from Yardi to URBI take?

URBI launches in weeks on a fixed playbook: automatic resident data import when your records are ready, staff and board access immediately, resident credentials sent automatically on launch day, and documentation instead of training programs because the product does not need them. Month to month terms mean there is no lock in on the URBI side of the switch.
