Contractors get their own sign in, their job list, and a way to invoice you. Board decisions now run end to end, from proposal through voting to a PDF record, including vendor bids. Arthur hands you the cases it cannot finish, and what you teach it stays taught. Plus a long list of fixes across service tickets, budgets, imported ledgers and amenity emails.

A portal your contractors sign in to
Contractors sign in with their own email, see the work assigned to them, submit an invoice against a job, and follow what they are owed. They do not need a URBI account.

Board decisions, from proposal to signed record
Create a decision, collect votes from the board, finalize it, and generate a PDF of the outcome. Vendor bids run through the same flow, so an award is recorded the same way as any other decision.

A resident filing a maintenance request now notifies the property, or follows your transfer rule where you have one. Previously nobody was told at all.

A contractor's note is credited to the contractor
A note typed by a contractor used to be saved under the name of the staff member assigned to the job, so the history showed somebody saying words they never wrote.

A contractor asking for sign off is recorded
When a contractor asks the property to approve completed work, that request now appears in the ticket history instead of happening silently.

A resident can see and respond to a request to enter their home from the Resident App, and your team is notified of every response.

Both failed on every request for a full day. The cause was in how usage was being measured around the AI call, not in the AI itself.

Starting a vote no longer overwrites an existing decision
Pressing Start Voting on a ticket that already carried a board decision replaced that decision's title, description and type. The original was simply gone. The two are now kept apart.

Rejecting a bill no longer leaves it payable
Rejecting a bill at board could destroy the accounting entry behind it while leaving the bill itself payable, so a later payment did not balance.
Budgets
Moving a surplus works
Moving surplus from an ordinary account row was refused, and "Use full surplus" offered an amount that was then rejected. Both are fixed, and the drawer now tells apart a surplus, no surplus, and a surplus not yet worked out.

Removing a budget line is recorded
Reversing a transfer removed a budget line with nothing to say who removed it, and a failed removal still reported success.

Imported ledgers that did not balance no longer post
An entry whose debits and credits disagreed was reported as excluded and then posted anyway, with the difference parked. An imported credit from a payer also now reduces what that person owes.

Report figures corrected
Several accounting reports were counting reserve fund activity that should have been left out. A help article explains exactly what changed and which figures moved.

A ticket cannot name a home in another building
A ticket could be filed against one building while naming a home in a different one, which sent a technician to the wrong door.

Asking for a different time works
The "Request a different time" button was refused every single time it was pressed, for everybody, before it was ever looked at.
