URBI vs TheWorxHub: a CMMS or the whole community platform?

URBI vs TheWorxHub comes down to one question: do you need a deeper maintenance system, or one platform that runs the whole community? TheWorxHub is a proven CMMS for hospitals and senior living. What is TheWorxHub, and what is it good at?

TheWorxHub is a cloud based CMMS built for hospitals and senior living communities, and it is very good at maintenance depth. Their product page describes it as an "integrated maintenance solution for hospitals and senior living communities" covering work orders, assets, compliance, preventive maintenance, inventory and security rounds.

A few things worth knowing before you shop:

  • TheWorxHub came from Brightly Software, a Siemens company. The old Brightly product page now redirects to Siemens asset management branding.
  • Their senior living page lists automated work order assignments, real time asset information, preventive maintenance scheduling with proactive alerts, and a centralized dashboard for regulatory compliance tracking. It states that more than 11,000 organizations use Siemens asset management software.
  • The track record in senior living is real and published. Their blog states that 7 of the top 10 and 76 of the top 100 communities on Newsweek's 2025 list of America's best continuing care retirement communities use TheWorxHub.
  • The case studies are specific. The Royal Oaks study covers a Sun City, Arizona community of 900 residents using it for facilities, maintenance, inventory documentation, transportation scheduling, and technician time tracking.
  • Field work runs on mobile, described on their tour page as work management on the go.

Say the honest thing out loud: that is a deep, mature CMMS with a long list of senior living communities behind it. If maintenance depth and healthcare grade compliance workflow are the problem you are solving, TheWorxHub is a strong choice and you should look at it seriously.

What is URBI, and why does one platform change the work order?

URBI is building operations software where the work order is connected to everything around it: the resident who reported the problem, the vendor who fixes it, the pass that lets the vendor in the door, the announcement if residents are affected, and the audit trail underneath all of it. Follow one leaking pipe in a corridor to see what connected means:

  • Intake. A resident who will never install an app picks up the phone. Arthur, URBI's resident facing AI, answers in one of ten languages, verifies the caller by PIN, and creates the service ticket itself. The community gets a ticket, not a message somebody types in later. Families and staff can also report by SMS, email, in app chat, or the front desk.
  • The ticket. It becomes a service ticket with photos, a priority, subtasks, and a clear stage from triage to complete, with recurrence for repeating work.
  • The vendor. URBI assigns the plumber by category and sends a tokenized work order link. The vendor sees the job, the photos, and the schedule with no account and no login to remember.
  • The door. The same platform issues the contractor a visitor pass with a QR code, so the front desk knows who is arriving and the check in is logged.
  • The residents. If the corridor is closed for two hours, one announcement goes out with delivery tracking per resident and lands on lobby and elevator screens through URBI Display, which can take screens over for emergencies.

Around that same core sit events with ticketing and RSVP, activity calendars, dining and amenity bookings, payments through the property's own Stripe connected account, and visitor management. Senior living rules on visitors, safety, and family communication vary by jurisdiction and license type, so check your own requirements before setting policy in any system.

One line that matters: URBI runs the building and community side. It is not care software. Clinical systems, care plans, and health records stay where they are.

What happens to the resident questions that never become work orders?

They get answered once and then answered forever, and a CMMS never sees that traffic. It logs the leak. It does not field the 9pm call about dinner service.

URBI does not have CMMS depth on assets and parts today. Service tickets, vendor coordination, recurring work, and the audit trail are shipped and in production. An asset master for HVAC, boilers, elevators and EV chargers, with parts inventory, lifecycle tracking, QR codes and capital planning, is roadmap and labeled coming soon. It is not something you can buy today.

URBI also does not publish healthcare grade compliance code tracking or security rounds modules. If your surveyor asks for documented compliance rounds against a code set, TheWorxHub publishes that capability and URBI does not. Who should choose TheWorxHub, and who should choose URBI?

Choose TheWorxHub if maintenance is the whole problem and depth is the requirement. That means a large campus with a real asset register, parts rooms that need inventory control, documented compliance rounds tied to code sets, and a facilities department big enough to run a dedicated system well. Their senior living case studies and CCRC list are evidence, not marketing claims you have to take on faith.

Choose URBI if the work order is only one of five systems you are tired of running. If the front desk cannot see maintenance, activities lives in another tool, and the executive director cannot get one picture of the community, then a deeper CMMS solves one problem and leaves four. Is TheWorxHub still called Brightly?

TheWorxHub came from Brightly Software, a Siemens company, and its product pages now live under Siemens asset management. The old Brightly product URL redirects there. If your team has older bookmarks or a proposal that says Brightly, you are looking at the same product family under updated branding.

Can URBI replace a CMMS entirely?

For many communities it can handle the day to day: intake from residents and families, tickets with photos and priorities, vendor dispatch, recurring work, and a full audit trail. What it cannot do today is asset lifecycle management and parts inventory, which are on the roadmap as Asset Management and labeled coming soon. If you need those now, keep the CMMS.

Do residents need a smartphone to use URBI?

No. That is the point of Arthur. A resident can call the community's number and speak in one of ten languages, and the request becomes a real PIN verified ticket with follow up. Families can call, text, or email. The resident app exists for those who want it, but adoption is not a bet on smartphones.

Does URBI handle care records or clinical workflow?

No. URBI runs the building and community operations: maintenance, bookings, events, visitors, screens, communication, and payments. Care plans, medication, and health records stay in the clinical systems built for them. Any vendor that blurs that line is worth a second question.
