URBI is a building operations platform that brings maintenance, amenity bookings, resident payments, communication, documents, and governance into one system for property managers, condo boards, and residents. Two AI agents are built into the core: HERO for the people who run the building, and Arthur for the people who live in it.
This guide is the complete overview of URBI: what the platform includes, the problems it solves, how the AI works, who it serves, and where it is headed. If you are evaluating building management software for a condo, a multifamily property, a commercial building, or a school, this is the place to start.
What is URBI?
URBI runs the buildings people live, work, and learn in. Instead of a patchwork of point solutions, one for maintenance, one for communication, one for amenity bookings, plus spreadsheets and email threads, URBI is the single source of truth for the building itself. Every function of a building, from service tickets to payments to board votes, is about the same physical space, so URBI anchors everything on that space.
The platform has a few core surfaces:
- URBI Kore is the web dashboard where property managers, condo boards, and staff run operations, communicate with residents, and oversee the building.
- The URBI Resident App is a free mobile app for iOS and Android where residents book amenities, submit requests, message the concierge, pay, and stay connected to their community. It supports Apple Wallet for building passes and bookings.
- HERO AI is the manager facing AI assistant inside Kore.
- Arthur AI is the resident facing AI agent that answers over voice, SMS, email, and in app chat.
- URBI Display turns lobby and elevator screens into live building channels with news, events, and emergency takeover for urgent notices.
- Konnect Marketplace lets residents browse and purchase in app, and can generate revenue for the building.
The building runs on URBI rather than just reporting to it. URBI holds the building's own operating data and connects out to payments and other systems at the edges.
What problems does URBI solve?
Most buildings today run on a fragmented stack. Maintenance lives in one tool or an inbox. Amenity bookings live on paper signup sheets or a separate portal. Announcements go out by email and get missed. Documents sit in shared drives. Board votes happen on paper. Nobody has one view of the building.
That fragmentation shows up differently for each group:
- Property managers juggle phone, email, and spreadsheets, respond slowly to maintenance because requests scatter across channels, and have no centralized view of operations.
- Condo boards lack transparency into building operations, struggle to reach quorum, and distribute documents through slow paper and email chains.
- Residents deal with maintenance request black holes, missed package deliveries, clumsy guest and parking access, and no single place to find building information.
URBI replaces that patchwork with one platform, one login, and one record of everything that happens in the building.
What can you do with URBI today?
Everything below is live in production today.
Operations
- Service tickets with photo attachments, priorities, subtasks, and recurrence, tracked from triage to completion.
- Vendor management with a tokenized work order portal, so vendors handle jobs without needing an account.
- Amenity and facility booking with conflict detection, capacity awareness, deposits, and cancellation rules.
- Visitor management for guests, contractors, deliveries, and service visits, with QR passes and check ins.
- Parking and guest parking, plus registrations for fobs, bikes, keys, storage, pets, and vehicles.
- Package operations with an AI label reader for the concierge desk and smart locker integration, so every package has a full chain of custody.
- Events with ticketing, RSVP, and waitlists.
- Multi property support, so management companies get one login and a portfolio wide view with per property branding and permissions.
Communication
- Building news with urgency levels, delivery modes, and per resident delivery tracking, so management knows who actually received an announcement.
- Two way secure messaging, chat groups, and one to one concierge messaging, all logged and searchable.
- A document hub for bylaws, rules, minutes, budgets, and AGM packages, plus a building wiki with AI document processing.
- URBI Display screens in lobbies and elevators, with emergency takeover for fire, water, or board notices.
- Push notifications and personalized alerts through the resident app.
Payments
- Residents pay for amenity, parking, and elevator bookings inside the app, with Apple Pay and Google Pay supported in app.
- Autopay and payment reminders.
- Every property has its own connected Stripe account. Money flows from the resident to the property's own account and then to the property's bank. URBI never holds the building's funds.
- Amenity deposits sit in the property's own account until the board or management refunds or keeps them.
Governance
- In app board voting with eligibility verification and quorum tracking.
- An AGM suite covering document distribution, voting, and automated quorum tracking, replacing paper ballots and email PDF chains.
- A permanent audit trail on every action, vote, role change, payment, and AI tool call.
How do HERO AI and Arthur AI work?
URBI has two distinct AI agents, and they serve different people.
HERO is the operator's brain. It is the manager facing assistant inside URBI Kore. A manager can type "show me the occupancy rate for the last 12 months as a chart" and HERO builds it from live records. HERO runs on a knowledge graph of the property, covering units, people, documents, service tickets, vendors, and more, and it can retrieve information, run operations, handle bookings, and send communications. Every tool call it makes lands in the audit log.
Arthur is the resident's agent. It answers residents over phone, SMS, email, and in app chat, in ten languages, in the building's own tone of voice. A resident can text at 11pm that the heat is out, and Arthur answers instantly, logs the ticket, dispatches the right vendor, and follows up until it is resolved.
The short version: HERO works for the people managing the building, Arthur works for the people living in it. They are not the same product and they do not blur together.
Who is URBI for?
URBI is one product built for three verticals from day one, with a terminology engine that renders the right language for each. All live doors today are residential, and thousands of doors run on URBI, with growth that has been entirely organic. Buildings like The Royal and Key Condo run on URBI today. Commercial and K-12 are first class verticals in active sales.
| Concept | Residential | Commercial | K-12 |
|---|---|---|---|
| Property | Building | Property | School |
| Space | Unit | Suite | Classroom |
| Person inside | Resident | Employee | Parent |
| Maintenance | Service ticket | Service ticket | Maintenance request |
| Governance | Board member | Owner | Board member |
Typical buyers include property management companies running condo portfolios, condo board presidents and directors, building operations managers in residential towers, commercial property managers, and school administrators and facilities directors.
Each vertical has its own complete guide: URBI for condos and multifamily, URBI for commercial buildings, URBI for K-12 schools, and URBI for student housing.
How does getting started work?
URBI is month to month. There is no long term service agreement, and a building can cancel anytime. Onboarding follows a simple sequence:
- The agreement is signed.
- Resident information is imported, and staff and board credentials are provisioned immediately so the team can explore before launch.
- Concierge and staff training happens before launch day.
- One week before launch, residents receive a letter announcing the new system.
- On launch day, resident credentials and signup instructions go out automatically.
Setup and onboarding are included on paid plans, with no setup fee.
What is coming next on the URBI roadmap?
Accounting is In Beta. It is a full accounting product with a general ledger, accounts receivable, accounts payable, bank and card reconciliation, and bank linking, with AI receipt capture and AI reconciliation attached. It speaks each vertical's language, so a school sees tuition where a condo sees fees.
Coming soon, and only coming soon for now:
- Asset Management, tracking every asset with lifecycle, warranty, and replacement schedules.
- Certificate of Insurance tracking, centralizing vendor and policy certificates with automatic expiry alerts.
- Custom dashboards, so operators build their own live views across every record.
- Arthur outbound for collections and lease renewals.
URBI states roadmap items as roadmap. Nothing above is sold as shipped until it ships.
Frequently asked questions
Does URBI hold resident payments?
No. Every property has its own connected Stripe account. Payments flow from the resident to the property's account and then to the property's bank on the normal payout cycle. URBI never touches the money.
What does URBI replace?
URBI consolidates the tools most buildings run separately: maintenance and work order systems, amenity booking portals, resident communication apps, package logs, document storage, visitor and parking management, and paper board voting. One platform, one record, one login for management and one app for residents. For side by side looks at specific platforms, start with URBI vs Condo Control, URBI vs BuildingLink, or URBI vs Yardi.
Is there a long term contract?
No. URBI is month to month with no service agreement, and buildings can cancel anytime. Onboarding and training are included on paid plans.
Does URBI work for commercial buildings and schools?
Yes. URBI is built multi vertical, with residential as the core market today and commercial and K-12 as first class verticals. The platform renders the right terminology for each, so a school manages classrooms and parents while a condo manages units and residents.
How much does URBI cost?
Pricing depends on the building and plan. URBI offers three plans and every paid plan is month to month with onboarding included. Reach out at hello@myurbi.co or visit myurbi.co for a walkthrough and a quote for your building.
