Use this article to set up a new bookable amenity from scratch.
Who can use it: Requires the amenities_create permission. The "New Amenity" button only appears if you have it.
Go to Amenities and click "New Amenity." This opens the 7-step creation wizard. You can optionally start from a template.
The Amenities directory with the New Amenity button:
Enter the name, category, and booking type. Name and category are required. Booking type is drop-in, reserve, or both, and is also required.
Set limits on how residents can book. Add a rule description, the max active bookings per resident, max simultaneous bookings, an annual booking limit, and the minimum advance notice (in hours). Toggle "require staff confirmation" if bookings need manual approval before they're confirmed.
Define when the amenity is available. Turn on predefined time slots or a 24-hour open toggle. If it's not open 24 hours, set open/close times (required). Set a max booking duration, optionally enable "allow multi-day bookings," and add named time slots if needed.
The Schedule step with a 24-hour toggle off:
Add line-item prices and access rules. Each line item has a name, rate, required flag, and quantity cap. Set the "Can Book" toggle and, if extra payment is needed to book, turn on "Additional Payment Required" and enter the amount.
Fill in property assignment and description. Assign the amenity to one or more properties (or a community), write a description and policy/cancellation text, and flag it as wheelchair-accessible if applicable.
Upload a photo. This image shows on the amenity card and in the resident app.
Review all fields and click Create. Any missing required fields show inline validation errors, fix these before the amenity can be created.
Review step with a submit action:
Once created, the amenity appears in the Amenities directory and can be edited at any time. See "How to edit amenity settings."
