By default, an amenity's full charge (fee plus deposit) is collected the moment a resident books. This guide shows staff how to turn on deferred deposit collection instead, so the refundable deposit is collected closer to the booking date while any required fee is still charged right away.
Who can use it: Staff or PMs with amenity edit permission on the property.
Requires: KORE or PREMIUM property tier.
Open the amenity. From the Amenities panel, click the amenity you want to configure to open its edit drawer.
Go to the Pricing tab. Scroll to the Deferred deposit collection card at the top of the tab.
Turn on "Collect deposit closer to start time." This only changes the deposit. Any fees on this amenity are still charged at the moment of booking, exactly as before.
Set the number of hours before start. In the field labeled Send deposit link this many hours before start, enter how far in advance the resident should receive the deposit payment link. The default is 48 hours.
Save your changes. The setting applies to every new booking made on this amenity going forward.
A resident's booking still holds the slot immediately when they book, and their booking confirms right away.
Fees are charged at booking time as usual. Only the deposit is held until later.
Your configured number of hours before the booking starts, the resident automatically receives an email and a push notification with a link to pay their deposit.
If the deposit isn't paid, the resident gets a daily reminder until the booking starts.
Staff receive an alert if a deposit is still unpaid 24 hours before the booking starts, so your team can follow up.
Bookings made less than your configured lead time before their start automatically fall back to charging the deposit right away. There's nothing you need to do for these; the resident simply sees "Deposit charged now" instead of a due date.
If a resident never pays their deferred deposit, the booking is not automatically cancelled. Staff need to review unpaid bookings (they're marked with an "Awaiting Payment" badge) and cancel them manually if needed, using the existing cancel booking action.
If your account's access to the property changes or the property's tier changes while you're editing, the toggle may revert to its last saved value and show an error message explaining why. Refresh the page and confirm your access and tier before trying again.
