Overview

URBI Kore's asset management system helps you track every piece of equipment in your building, from HVAC units and elevators to fire safety equipment. Each asset has a detailed profile with health monitoring, warranty tracking, cost history, and AI-powered insights.

Creating a New Asset

Step 1: Navigate to Assets

Click Assets in the left sidebar to open the asset registry. You will see analytics cards at the top showing active assets, operational percentage, maintenance spend, and more.

Step 2: Click Create New Asset

Click the Create New Asset button in the toolbar to open the creation form.

Step 3: Asset Identity

Fill in the basic information:

  • Name: What the asset is (e.g., "Lobby HVAC Unit 3")

  • Asset Tag: A unique identifier for tracking

  • Category: Select from HVAC, Electrical, Life Safety, Vertical Transportation, Plumbing, Security, or Envelope

  • Status: Operational, Needs Attention, Offline, or Retired

  • Criticality: Life Safety, Mission Critical, or Support

  • Make, Model, Serial Number: Manufacturer details

Step 4: Location

Specify where the asset is located: Building/Zone, Floor/Level, and Room/Area.

Step 5: Lifecycle and Financials

Enter dates and financial details:

  • Install Date: When the equipment was installed

  • Warranty End Date: When the manufacturer warranty expires

  • Planned Replacement Date: Expected end of life

  • Purchase Price and Date: For cost tracking and depreciation

Step 6: Vendor and SLA

Add the primary service vendor with their name, email, phone, and response SLA in hours.

Step 7: Submit

Click Create Asset. The asset appears in your registry with an automatically calculated health score.

Viewing Asset Details

Click any asset card to open the profile drawer with six tabs:

  • Overview: Health score, maintenance spend, lifecycle progress, event timeline, and AI insights

  • Maintenance: Preventive maintenance plans, sensor data, and predictive signals

  • Tickets: Linked service tickets with status and priority

  • Lifecycle and Costs: Purchase price, book value, and full cost ledger

  • Inventory: Associated spare parts and stock levels

  • Notes and AI: Team notes and AI-generated recommendations

Warranty Tracking

The warranty end date you enter is tracked automatically. Assets approaching warranty expiration appear in your analytics, giving you time to plan renewals or replacements before coverage runs out.

Health Score

Each asset receives a health score from 0 to 100:

  • 85+: Excellent (green)

  • 70 to 84: Good (blue)

  • 50 to 69: Watch (yellow)

  • Below 50: Critical (red)

AI-Powered Insights

Toggle the AI Assist option when creating an asset to have URBI draft a maintenance strategy. You can also click Draft with AI to auto-populate the maintenance cadence and checklist based on the asset type and category.
