Your owner/resident portal is the place to check your account, pay what you owe, keep up with your property, and manage your info, all in one spot. This article walks through each area of the portal so you know where to look for what you need.

The account summary

At the top of every tab, you will see your account summary. It shows:

  • Your overall status (Good Standing, Balance Due, or Past Due)

  • Your current balance

  • A few quick stats: your monthly fees, your next charge date, how many open invoices you have, and whether auto-pay is on

  • If you are associated with more than one home, a home selector so you can focus the portal on one home or view them all together (see the companion article "Managing More Than One Home" for details)

This summary stays visible no matter which tab you are on, so you always know where your account stands.

The tabs

Below the account summary is the tab bar. Depending on what your property has turned on for your home, you may see some or all of the following:

Home

Your starting point. This is where you will find:

  • Needs Approval: any charges that require your sign-off before your property can bill them

  • Upcoming Charges: fees that are scheduled to be billed soon, so nothing catches you off guard

  • Recent: your most recent payments, so you can confirm something went through

Billing

Your full list of invoices and payments. From here you can view an invoice's details, pay what is due (one invoice at a time or all open invoices together), and see your payment history.

News

Updates from your property: announcements, notices, and other posts your property manager or board shares with residents and owners. News is read-only, newest posts first.

Shared

Invoices that have been shared with you, for example, a co-resident sending you their share of a bill, or one you have sent to someone else. You will only see this tab if you have shares to show. From here you can pay your portion of a shared invoice and track whether the other side has paid theirs.

Profile

Your personal information, contact details, and account settings, including where you manage auto-pay.

Why your tabs might look different from someone else's

Not every resident or owner sees the same tabs. What you see depends on what your property has enabled for your home:

  • If your home does not have billing set up in the portal, the Home, Billing, and Shared tabs will not appear. You will still see News (if your property posts it) and Profile.

  • The Shared tab only appears once there is at least one shared invoice to show, either sent to you or by you.

  • News only appears if your property has posted news that applies to your home.

This is expected behavior, not a bug. If you believe a tab is missing that you should have, contact your property manager or reach out to us.

What this means for you

  • Start on Home for a quick daily check: anything needing your approval, anything coming up, anything that just went through.

  • Use Billing when you are ready to review or pay an invoice, or want your full payment history.

  • Check News periodically for property announcements.

  • Use Shared if you split costs with a co-resident or co-owner.

  • Keep your Profile up to date so your property can reach you and so auto-pay works the way you expect.

FAQ

Q: Why don't I see a Billing tab? A: Billing (along with Home and Shared) only appears if your home has billing accounts set up in the portal. If you believe this is a mistake, contact your property manager.

Q: Why don't I see a News tab? A: News only shows once your property has posted something that applies to your home. If your property has not posted anything yet, or your home is not part of any active property, you will not see this tab.

Q: I have more than one home. Does the portal show me all of them at once? A: Yes, by default your account summary and tabs combine everything across your homes. You can also narrow the view to a single home using the home selector. See "Managing More Than One Home" for details.

Q: Can I change which tabs I see? A: No, tab visibility is controlled by what your property has enabled for your home, not by a personal setting. Contact your property manager if you think something should be turned on that isn't.
