This article explains, in plain terms, what happens when you turn on automatic credit-card payments (autopay) in the resident portal, so you know exactly what to expect before you turn it on and after it's running.
When autopay is active, your saved credit card is charged automatically on the charge day you chose, for whatever amount is due at that time. You don't have to log in, remember a due date, or submit a payment yourself. This is the main benefit: you don't miss a due date because the payment happens on its own.
Autopay does not charge anything the moment you set it up. It only charges on your chosen day going forward, and only when there's a balance due.
Every autopay charge includes a card processing fee on top of your invoice amount. This is the same processing fee shown to you during setup (for example, a rate like 2.9% plus a small fixed amount), and it is not something that changes charge to charge. It's calculated the same way every time and added to what you owe before your card is charged.
Example: if your invoice is for $1,200.00 and the fee works out to $35.10, your card is charged $1,235.10 total, not $1,200.00.
This fee applies specifically to card payments. If your property offers another way to pay that doesn't carry a card processing fee, paying that way instead may avoid the fee, though autopay itself only supports card payments right now.
If you set a maximum charge per month (the spending cap) when you set up autopay, it acts as a safety limit. Here's exactly how it works:
This means you'll never be surprised by an autopay charge larger than the limit you set. The cap only controls whether a charge happens at all. It doesn't cause a partial or reduced charge.
If you didn't set a cap, there's no limit and the full amount due is charged automatically every cycle.
Will I be charged the moment I turn on autopay? No. Turning on autopay only saves your card. The first charge happens on your next chosen charge day, if there's a balance due.
Does the processing fee change from month to month? No. It's calculated the same way every time, based on your property's card processing rate, and shown to you during setup.
What happens if my balance is more than my spending cap? That month's autopay charge is skipped completely. Nothing is charged. You'll get an email letting you know so you can pay that balance manually.
Can I avoid the card processing fee? The fee applies to card payments, including autopay. If your property offers another payment method without a card fee, using that method for a specific payment may avoid it.
How do I know a payment went through? You'll receive a receipt by email after every successful autopay charge.
Can I turn autopay off whenever I want? Yes. Cancel it from the Profile tab at any time. No future charges will be made once it's cancelled.
