The URBI owner/resident portal lets you pay what you owe on your home directly online, with a card, Apple Pay, Google Pay, or Link. This article walks through the different ways to pay, how to enter your payment details securely, and what to do if something looks like it went wrong.

Ways to pay

There are a few different places in the portal where you can make a payment, depending on what you are paying:

  • Pay an open invoice. From the Billing tab, each open invoice has its own "Pay" button showing the amount due. You can also open an invoice's detail page and pay from there.
  • Pay all open invoices at once. If you have more than one open invoice, a "Pay All" bar appears at the top of the Billing tab showing your total balance and a single "Pay All" button. If you have charges on more than one account, the portal walks you through each one in turn.
  • Pay a charge early. From the Home tab, upcoming charges that have not been invoiced yet may show a "Pay Early" option, letting you settle them before their due date.
  • Pay your share of a shared invoice. If someone shared an invoice with you (for example, a roommate or co-owner splitting a bill), the Shared tab shows a "Pay my share" button for your portion of the total.

Whichever way you start a payment, it opens the same secure payment screen.

Step-by-step: making a payment

  1. Choose what to pay. Tap "Pay" on an invoice, "Pay All," "Pay Early" on a charge, or "Pay my share" on a shared invoice.
  2. Review the payment screen. A payment window opens showing what you are paying and the total amount.
  3. Enter your payment details. The card entry fields are provided directly by Stripe, URBI's payment processor. You can pay with a saved card, Apple Pay, Google Pay, Link, or by entering a new card number. URBI never sees or stores your full card number; Stripe handles that step directly and securely.
  4. Check the amount summary. Before you confirm, the screen shows a breakdown: the subtotal, any card processing fee (only shown if your property charges one), and the total that will be charged. If your property does not charge a processing fee, you will only see the subtotal and total.
  5. Confirm and pay. Tap the "Pay" button showing the total amount. The button shows "Processing…" while your payment is submitted.
  6. Wait for confirmation. Once Stripe confirms the charge, the portal automatically checks in with URBI's system to record the payment and update your invoice status, without needing to wait on a separate confirmation email first. A success banner appears, and the paid invoice (or charge) updates to reflect the payment.
  7. Check your inbox. A payment receipt is emailed to you automatically. See the companion article "Your payment receipts" for what it includes.

What this means for you

  • You never need to give URBI your card number over the phone, by email, or in a form field we control. Card entry is always handled directly by Stripe.
  • The amount you see in the summary right before you pay, including any processing fee, is the exact amount that will be charged. There are no surprise fees added afterward.
  • If your property does not pass along card processing costs, you will not see a fee line at all.
  • Paying does not require you to enroll in automatic payments. A one-time payment made here does not change or replace any existing autopay setup on your account.
  • If you use Pay All to cover more than one charge at once, you'll see a summary afterward showing how many charges went through, plus a line for each one telling you whether it was paid, failed (with a plain-language reason why), or hasn't been paid yet.
  • If a property has turned off online card payments entirely, the payment screen will let you know card payments are not available and will direct you to contact your property manager for other options, instead of showing a broken payment form.

FAQ and troubleshooting

My card was declined. What do I do? The payment screen will show a message explaining the card was declined or that there was a problem with your payment details. Double-check the card number, expiry date, and security code, and try again. If it continues to fail, try a different card or payment method (Apple Pay, Google Pay, or Link), or contact your bank. You have not been charged if the payment was declined.

My bank is asking for extra verification. Some banks require an additional verification step (such as a text message code) to approve online card payments. If you see a message about additional verification, follow your bank's instructions to complete it, then try the payment again.

I paid, but the screen seemed slow or stuck on "Processing." Your payment may still be going through even if the page is taking a moment to update. URBI's system double-checks with the payment processor to confirm the charge and update your invoice, and this can occasionally take a few extra seconds. Do not submit the payment again if you already saw the payment form processing. Wait a moment, then check the Billing tab to see if the invoice now shows as paid. If it is still showing as unpaid after a few minutes, contact us before trying to pay again so we can confirm nothing was charged twice.

I don't see a "Pay" button on an invoice. Only invoices that are open (not already paid) show a Pay button. If an invoice already shows a "Paid" status, no payment is needed. If you believe an invoice is showing the wrong status, contact us.

Can I use a bank account/ACH to pay? The portal currently accepts card, Apple Pay, Google Pay, and Link. If you have questions about other payment options for your property, contact your property manager.

Is it safe to enter my card information here? Yes. The card fields you see are provided directly by Stripe, a PCI-compliant payment processor used by many major companies. URBI's systems never receive or store your full card number.

The portal says payments are unavailable, the service is temporarily unavailable, or my sign-in expired. The message tells you what happened and what to do next. See Payment and bank connection help for a plain-language explanation of each message.
