When setting up or editing a condo unit's fee schedule, you choose which day of the month it bills on.
Pick any day from 1 to 30. The fee's next charge, and every charge after it, lands on that day of the month.
Turn on End of month instead of picking a specific day, and the fee always bills on the last calendar day of the month - the 30th in April, the 31st in July, and the 28th (or 29th in a leap year) in February. Turning this on disables the day picker, since a specific day no longer applies.
If you pick day 30 (without End of month on), you'll see a note explaining that February will bill on its own last day instead of the 30th, since February never has 30 days. Every other month bills on the 30th exactly as chosen.
If you actually want the fee to always land on whichever day is last in the month - including handling February automatically every year - use End of month instead of trying to pick a fixed day near the end of the month.
If you set up a fee using Backdate (as paid), every backfilled month's invoice and payment are dated using this same billing day - the fixed day-of-month (with the short-month clamp above) or End of month, whichever you picked - not today's date. Changing the billing day or End of month setting on an existing fee schedule applies to that schedule going forward; it doesn't retroactively change bills that have already gone out.
