Condo Fee Owner and Billing Defaults - Overview

Setting up or editing a condo unit's fee schedule now carries the unit's Owner (the person responsible for the primary billing account) end to end, and a long-standing bug where editing fees silently reset the billing day and payment terms is fixed.

What changed

• Editing fees no longer resets your settings. Opening Edit Fees on an existing condo lease used to reset Billing day back to the 1st and Payment terms back to 15 days, even if you had already set them differently. That bug is fixed - both fields now always show what is actually stored, including "Due on receipt."
• Owner is now part of the fee setup flow. Whether you're creating a new condo fee schedule or editing an existing one, you pick and see an Owner right alongside Billing day and Payment terms, on its own "Owner & billing" card on the Review step.
• You can add a resident on the spot. If a unit has no residents linked yet, you're no longer blocked from setting up its fees. An "Add resident" option lets you create the person right there, and they're automatically picked as Owner.
• Dependents can't be picked as Owner. The picker only shows people who are eligible to hold the primary billing account.

Why "Owner" matters here

A unit's Owner, in this context, is the person who holds the unit's primary billing account - the account that condo fees, invoices, and charges attach to. Setting it during fee setup means you don't have to make a separate trip to the Billing tab afterward.

Where you'll see this

Open a condo unit's Leasing / Billing tab and use Create Fee Schedule or Edit Fees. The Owner step and the "Owner & billing" review card appear in both flows.

Good to know

• Changing the Owner while editing fees is a two-part save under the hood: your fee changes (billing day, payment terms) are saved first, and the owner change is applied right after. If the owner change happens to fail, your fee changes are never lost, and you get a clear retry option (see the FAQ).
• If you don't touch the Owner field at all while editing fees, nothing about the unit's billing ownership changes, no matter what.
• If a unit genuinely has no owner yet, you can still save fee changes with Owner left blank.
