Core financial reports are available to all property types on the KORE plan and above. They give you a complete picture of the property's financial position and activity for any period you choose.


Report layouts

Core financial reports use two layouts depending on the type of data they display.

Caption: Four table layouts used across URBI reports. The Statement layout (S04a, top-left) is used by the Trial Balance, Income Statement, and Balance Sheet. The Ledger layout (S04b, top-right) is used by the General Ledger and Account Ledger -- wider columns, landscape orientation, and a row for every transaction.

  • Statement layout (S04a) -- compact, portrait-oriented. Summarizes account balances in a clean hierarchy. Used for Trial Balance, Income Statement, and Balance Sheet.
  • Ledger layout (S04b) -- wide, landscape-oriented. Shows a row for every journal entry or transaction with running balances. Used for General Ledger and Account Ledger.

Basis toggle

Three reports in this category are basis-aware: Trial Balance, Income Statement, and Balance Sheet. When you switch the Accrual / Cash toggle in the controls bar, the numbers on these reports update immediately to reflect the selected accounting basis. The other reports in this category (Account Ledger, General Ledger, Equity Rollforward, Bank Reconciliation Summary, Uncleared Payments) do not show the toggle.


Reports

Trial Balance

The Trial Balance lists every account with its debit and credit totals for the selected period, confirming that the books are in balance. It is the starting point for period-end review -- any account that looks unexpected here is worth investigating before closing the period. Available to all segments on KORE and above. Exports as a portrait PDF.

Income Statement

The Income Statement (also called a Profit and Loss) shows income and expense accounts for the period, grouped into a Revenue section and an Expense section, each with its own subtotal, arriving at a Net Income (or Net Loss) line at the bottom. Use the comparison overlay to stack the current period against the prior period, prior year, or budget to spot trends. Available to all segments on KORE and above. Exports as a portrait PDF.

Balance Sheet

The Balance Sheet shows assets, liabilities, and equity as of the report date -- a snapshot of what the property owns and owes at a point in time. Switching basis changes how receivables and payables are recognized, which can materially shift the equity figure. Available to all segments on KORE and above. Exports as a portrait PDF.

General Ledger

The General Ledger shows every journal entry posted to every account for the selected period, with a running balance column. It is the most detailed view of activity in the books and the primary tool for tracing any number back to its source transactions. Because it can be very wide, it exports as a landscape PDF. Available to all segments on KORE and above.

Equity Rollforward

The Equity Rollforward traces the movement in equity from the opening balance through contributions, distributions, and net income to arrive at the closing balance. It is useful for explaining year-over-year equity changes to board members or auditors. Available to all segments on KORE and above. Exports as a portrait PDF.

Account Ledger

The Account Ledger is a focused view of a single account -- every transaction posted to it for the period, with a running balance. Use it when you need to drill into one account without the full General Ledger. It is not basis-aware (the toggle does not apply). Exports as a landscape PDF. Available to all segments on KORE and above.

How to open an Account Ledger:

  1. Click the Account Ledger card in the Reports page.
  2. The report opens with an account picker prompt asking you to select a billing account to view its ledger.
  3. Choose the account from the dropdown. The ledger loads and shows every transaction posted to that account for the selected date range, with a running balance.

Bank Reconciliation Summary

The Bank Reconciliation Summary shows the reconciled and unreconciled balances for a bank account as of the selected date, matching the GL cash balance against the bank statement balance. It is the standard supporting document for a completed reconciliation. Not basis-aware. Exports as a landscape PDF. Available to all segments on KORE and above.

Uncleared Payments

Uncleared Payments lists checks, transfers, and other payments that have been recorded in the GL but have not yet cleared the bank as of the report date. It helps identify stale or forgotten items before you close a reconciliation. Not basis-aware. Exports as a landscape PDF. Available to all segments on KORE and above.


PDF export

All eight reports export through URBI's branded PDF template. Portrait reports (Trial Balance, Income Statement, Balance Sheet, Equity Rollforward) use a standard letter-size page with the property name and management company logo in the header. Landscape reports (General Ledger, Account Ledger, Bank Reconciliation Summary, Uncleared Payments) rotate to fit wide tables while keeping the same branding.
