Can I assign someone who hasn't finished signing up yet? Yes. Anyone with a pending invite to the unit can be assigned as the primary billing account holder, they show up in the picker with a "· Pending invite" label. When they accept their invite, the billing account automatically transfers from the invite to their new user account; you don't have to reassign it.
Why can't I pick a Dependent? Dependents can never hold a primary billing account, they're excluded everywhere (in the picker, when creating a lease, and on the server). This is by design.
Why am I being blocked from creating a charge / invoice / lease? The unit's primary billing account has no holder. The app blocks these actions (instead of silently creating an unowned account) so money never attaches to an account nobody is responsible for. Assign a holder in the unit's Billing tab, then retry.
What happens to autopay when I reassign the holder? Autopay is never cancelled. When you reassign:
Who gets notified when the holder changes? Exactly two people: the person removed ("you're no longer the primary billing account for this unit") and the person newly assigned ("you're now the primary billing account for this unit"). Nobody else on the unit is emailed. A first-time assignment (no previous holder) only emails the new holder; re-picking the current holder emails no one.
What if I re-pick the person who's already the holder? Nothing happens, no change is written, no email is sent, and no confirmation dialog appears. Only picking a different person triggers a reassignment.
Does reassigning affect existing charges or invoices? No. Reassigning changes only who owns the unit's primary account going forward. Existing charges/invoices already posted are unaffected, and no journal entry is created by an owner change.
A tenant moved out, can they still be assigned? No. Once someone is moved out of the unit, they're no longer eligible and can't be assigned as the holder.
Can I undo a reassignment? Just reassign again to the correct person. The account keeps a history of prior holders, and each change is recorded in the accounting activity log.
I assigned a holder on a re-occupied unit, will money go to the old tenant's account? No. When a unit turns over, the previous tenant's billing account is frozen and preserved for history, and all charges/invoices/passthroughs resolve to the current active account. The old frozen account is never billed.
