Primary Billing Account Holder, Overview

Every unit has one primary billing account, the account that charges, invoices, and condo/lease fees attach to. The holder of that account is the person responsible for it. This update makes it easy to set or change who that holder is, and widens who is allowed to be one.

Who can be a primary billing account holder

Anyone associated with the unit can now hold the primary billing account, including:

• Residents and owners already registered on the unit (any occupant type, tenant, resident, owner, property manager, etc.).
• People with a pending invite to the unit (they don't have to have finished signing up yet). Pending invites show a "· Pending invite" label in the picker.

The only exception is a Dependent, a dependent can never be assigned as the primary billing account holder.

Previously the picker only offered registered owners/residents/property managers and excluded pending invites entirely. Now the full unit membership (minus Dependents) is eligible.

Where you set it

Open a unit → Leasing / Billing tab → the Primary Account card. From there you can:

• Assign a holder when the unit doesn't have one yet (the card shows an "Assign primary billing account" panel).
• Change (reassign) the holder when one is already set (you'll get a confirmation first).

What happens when the primary has no holder

To prevent money from silently attaching to an unowned account, the app now blocks these actions when a unit's primary billing account has no holder, and shows a clear banner telling you to assign one first:

• Creating a charge
• Creating an invoice
• Creating a lease / condo-fee setup (a lease can name its holder at creation time)

Once you assign a holder in the Billing tab, those actions unblock.

Good to know

• Assigning a pending invite works, when that person accepts their invite, the billing account automatically moves from the invite to their new user account. No re-assignment needed.
• Autopay keeps working across a reassignment, the outgoing holder's autopay is moved onto their own sub-account and the incoming holder's autopay follows them onto the primary. Nothing is cancelled.
• Both people are notified on a reassignment, the person removed and the person newly assigned each get an email (only those two people, nobody else on the unit).
