Setting up a condo unit's fees now stands up a real, ongoing billing schedule for that lease's condo fee - the same kind of schedule that already drives parking, pet, and storage charges - instead of a separate, less visible mechanism running behind the scenes.
What changed
- Three clear choices for how a new condo fee starts billing, picked right on the Set Up Fees step: bill going forward only, bill the current period right away (unpaid), or catch up every past month as already paid. See "Setting up condo fees: the three billing modes."
- A full day-1-30 billing-day picker, plus an End of month option, replacing the old 1st / 15th / last-day dropdown. See "Choosing a billing day and End of month."
- Backdated ("Backdate (as paid)") months now invoice and pay correctly. Each past month gets its own invoice and matching payment, both dated on the unit's billing day for that month - not today's date - and each invoice ends fully PAID with no leftover credit sitting on the account. - Backdated and current condo-fee invoices and payments now show up on the unit's profile, tagged to that unit's charges and journal entries - not just the billing account. See "Setting up condo fees: the three billing modes."
- The unit's Next Charge tile always reflects the real schedule - the amount and date shown are pulled live from the condo fee's billing schedule, not a separate calculation.
- Moving a unit's owner out correctly reduces the final bill, not just the accounting behind it - see "What happens to condo fees on move-out."
- The nightly system that used to occasionally double-bill a unit once its fee schedule took over no longer does; and one billing account never gets two separate invoices for the same billing day.
Who this affects
Staff, board members, and property managers with accounting access who set up or edit condo unit fee schedules. There is no resident-facing change.
Where you'll see this
Open a condo unit's Leasing / Billing tab and use Set Up Fees to create a new fee schedule, or the unit's existing recurring-schedule row to view/edit an active one. The Next Charge tile appears on the unit's summary card.
