When you create a lease, you can set up the security deposit and the first rent payment at the same time.
Enter the deposit amount on the Billing step, then choose:
If you leave the deposit amount at zero, the screen simply says the deposit is not required and asks nothing further.
Creating a lease now also creates its first rent charge and invoice, so you do not have to wait for the next monthly billing run.
Choose:
A lease starting on the 15th is still billed the full monthly amount for that month. This is deliberate: URBI does not prorate a new lease. Proration applies only when a lease ends mid-month, or on a transfer.
The monthly billing run knows about this charge and will not bill the same month again.
Setting up the deposit on a lease sends the same notices any other deposit sends: one when the obligation is recorded, and one when the money is received. Choosing Paid on this screen records both, so both notices go out. See Deposit notices: who is told and when.
They are two different transactions with two different accounts. Marking one as paid never affects the other, and each keeps its own receipt details.
Nothing is half-created. Either the whole lease, its deposit, its receipt, and its accounting entry are created, or none of them are. It is safe to fix the problem and save again: retrying does not create a duplicate.
