You'll need accounting access on the property.

Create a new condo fee schedule

  1. Open the unit and go to its Leasing / Billing tab.
  2. Click Create Fee Schedule (or the unit's equivalent create-lease action).
  3. Fill in the Fee structure step (billing day, payment terms, fee amount, effective date, etc.) as usual.
  4. On the Owner step, pick who should be the primary billing account holder:
    • If the unit already has eligible residents, choose one from the picker. Dependents are not shown.
    • If the unit has no residents yet (or the person you need isn't listed), click Add resident. This opens the add-resident form in place - you don't leave the drawer. Once you save the new person, they're automatically selected as Owner.
  5. Continue to Review. You'll see two cards: Fee structure (billing day, payment terms, amount) and, right after it, Owner & billing (Owner, Billing day, Payment terms).
  6. Confirm everything looks right and save.

That's it - the unit's fee schedule and its primary billing account holder are set together in one flow.

Edit an existing fee schedule (and its Owner)

  1. Open the unit's Leasing / Billing tab and click Edit Fees on the existing lease.
  2. The Billing day and Payment terms fields open showing the real, currently stored values - not a reset default. This includes "Due on receipt" if that's what's stored.
  3. To change the Owner, use the Owner picker on the Owner step. If you leave it alone, the current owner is left untouched.
  4. Make any fee-field changes you need (billing day, payment terms, etc.).
  5. Review, then Save.

What happens on save

Saving Edit Fees runs in a specific, safe order:

  1. Your fee-field changes (billing day, payment terms, etc.) are saved first.
  2. If you changed the Owner, the app then reassigns the unit's primary billing account to the new owner.
  3. Only after that reassignment succeeds does the unit's fee-schedule record get updated to reflect the new owner.

If step 2 fails for any reason, your fee changes from step 1 are still saved - they're never lost - and the Owner stays as it was before. You'll see a banner explaining what happened, with a button to retry just the owner change (see the FAQ for details).

Adding a resident mid-setup

If you realize partway through fee setup that the person you need isn't linked to the unit yet:

  1. On the Owner step, click Add resident.
  2. Fill in the new person's details in the modal that opens (it already knows which unit and property you're working on).
  3. Save. The modal closes and the new person is already selected as Owner - no need to reopen the picker or search for them.
