Tax on Recurring Charges - Overview

Recurring charges (condo fees, parking, storage, and any other billed item on a lease) now have a real choice for how tax is handled, and the tax you collect is tracked separately from your revenue instead of being folded into it.

What changed

• A single, clear tax choice on every recurring charge: no tax, tax added on top of the amount you enter, or tax already included in the amount you enter. See "Choosing how tax is added to a charge."
• Tax now shows correctly on invoices, with the rate and the tax amount both visible, instead of being blended invisibly into the total. See "What tax looks like on an invoice."
• Collected tax is tracked in its own place in your books, separate from your rental or fee income, so your revenue reports show what you actually earned and your tax reports show what you collected on behalf of the tax authority. See "Where collected tax goes in your books."
• Setting up a new tax rate is simpler: you just name it and set the rate. The system takes care of creating the tracking account behind the scenes, which used to require a separate manual step (and could fail with an error before this release). See "Setting up tax rates."

Who this affects

Staff, board members, and property managers with accounting access who set up or edit recurring charges, or who manage tax rates in Property Settings. There is no resident-facing change: residents see the same invoice experience, just with correct tax detail on it.

Where you'll see this

Open a unit's Leasing / Billing tab and use Add Charge or edit an existing recurring charge to see the new tax choice. Property Settings has a Taxes section for managing tax rates.
